I think I might be inclined to tune it low. If a buyer asks, you have it in D standard for a song that you/the singer can't reach the top notes.
Personally, I wouldn't sell a guitar without a new set of strings on and I keep way light on both my 12s.

All 12 strings need to be tuned down a semitone or tone as the increased tension can result in the top lifting off....oooh errr!

No-one told me this \:\( I wondered why mine was in D when I bought it. Its been OK in E so far, but reading this makes me nervous (its a cheap 12 string anyhoo).

I can drop it to D but that will mean a lot of capo usage. Two of us play together, and often use capos but in different places to create different sounds.

Darn!

My first 12 string was a cheapo and I tuned it EADGBE. It's now in my loft with a truly beautiful banana neck! Ever since then, I've always tuned my 12's one whole tone lower (DGCFAD). I know several pro and semi-pro musicians who do the same. The lower tension reduces strain on the neck and saddle but there is the risk of fret rattle if your guitar as a very low action. In that event, detune by a semitone. I also use very light strings, but that's just my preference.
